“This adorable home is cute and cozy”
Yes That Is The Wording Used On This USA Listing
The book Freakonomics highlighted how buyers react to certain words.
Michael Corbett, host of NBC’s Extra Millionaires & Mansions and author of the national best-selling book “Ready, Set, Sold!” reviewed this in a recent article:
“”When it comes to writing descriptions, the smart thing to do is to be very specific. Don’t be vague and use words like “fantastic,” “spacious,” or “charming.” Boring! Avoid sweeping adjectives.
Give specifics using descriptive, straightforward terms that tell the physical attributes of your home, as in “Marble,” “Spiral Staircase,” “Gourmet Kitchen with New Viking Appliances, and “Solid Bamboo Flooring.””

This is how a professional photographer will make your home shine:
The Importance Of A Tidy Home & A Professional Photographer
Some Sellers Just Don’t Get It
It can be tough to sell a home in Wasaga Beach at the moment. When a Seller signs the Listing Agreement their home becomes a product. It has to stand out from the competition.
I normally include photos in a humourous way; a “I can’t believe that is real” type of reaction is common.
However there is a serious side. These are real MLS® photos advertising a home on the internet. The 1st photo below is a classic “how not to” picture. Sellers deserve a professional photographer to showcase their home in the best possible way.
Would you want your agent to use a photo like the top or bottom one?????
“Lights, Action, Camera!”
Or Maybe Forget The Lights

Floor plans are a very good idea. You need to be able to read them though.
“You don’t get a 2nd chance to make a 1st impression.” Curb appeal or not ???
Fortunately Not Advertised As “Pet Free”

A Bit Cluttered But Whats The Problem?

Had The Agent Been Drinking ?
I’m (Almost) Speechless
Most of these “disaster” photos are the result of an agent not caring; any photo will do.
What I find disturbing about these pictures is that the agent actually put some thought into it and staged the photos.
See what I mean!
