What Is A “Tech Savvy” Real Estate Agent & Do You Need One?

Remember that over 80% of buyers start their search on the internet.
Remember that in 2010 only 34% of listings in Wasaga Beach have sold. In 2009 the figure was 38%. In 2008 again 38%. 54% in 2007 and in 2006 42%.
So only in one of the last five years have more than 50% of listings actually sold. And then only just over half.
The traditional methods used by Realtors® to sell homes in Wasaga Beach are obviously no longer enough. I am only partially joking when I refer to these methods as the Realtor’s® 3 “P”s:
- Plant A Sign.
- Print An Ad.
- PRAY.
This type of marketing cannot be dismissed and has its place BUT the internet has totally changed the way homes are bought and sold. Realtors® are no longer the gate keepers of information but rather advisers. Lets be honest buyers have access to huge amounts of information through MLS.ca® and the like without even talking to a Realtor. In the comfort of your own home you can walk down a street with Google Maps.
And this is where the “Tech Savvy Real Estate Agent” comes in to their own. Sales is a numbers game and in Real Estate the more people that view the home the quicker it will sell. The game changer is that today the viewing can be in person or virtually.
“Tech Savvy” does not mean using all the latest gadgets. It means understanding how the latest technology can increase the number of potential buyers who view the listing and using the latest gadgets to ensure this happens.
This can be directly by promoting the listing all over the internet and including virtual tours, videos, eye catching slide shows etc. Or indirectly by working more efficiently and freeing up time to contact other agents, give feedback to owners, finding that one all important buyer.
Don’t be impressed that your Realtor® has the latest “toys.” Be impressed with how he or she uses them to help you buy exactly the right home or sell your house more quickly.
