- Differentiate from the neighbours but choose projects that that will result in the most value for the least amount of effort and cost. Pay attention to the other homes in the neighborhood to avoid over-improving the property.
- Clean the clutter. Sellers need to make their home look its best by being as clean and tidy as possible. This is obvious but you can go one step further by letting the Buyer visualize living there with their own family; remove family photos and personal mementos.
- Maximize curb appeal. A fresh coat of paint and a well kept front yard means viewers are in a positive state of mind even before entering the house.
- Ensure buyer don’t think they are buying a fixer upper. People do not want to buy a home that they will have to immediately work on. Finish any projects, repairs or painting that needs to be done.
- Offer a bribe.
Set your home apart by offering help with closing costs for example. - Price the home right from the start. All the above work can be for nothing if the home isn’t listed at a sensible price. The current climate is not the time to test the water and try for a higher price. Get decent comparables and be realistic.
