What Type Of Seller Are You? Living In The 60′s Still Or A Couch Potato ?
What type of Seller are you?
A quirky and irreverent look at home sellers and how they prepare a home for presentation.
Mr. Fix-It
Or Mr. DIY as we would say in England. Full of enthusiasm but the problem is the work may not be of the highest standards.Instead of an improved condition, the home could end up with more problems than it had to begin with. “Finished” basements that would have been better left alone
Reign in that enthusiasm.
Too Much HGTV
Owners who do everything way over the top. When it’s time to preparing their home for sale, they want to practically create a whole new house before marketing begins. Easy to spend far too much money with no hope of recouping it in the sale price. These Sellers need to remember their objectives when preparing a home for sale; to economically increase the warmth and desirability of the home and to remove potential objections that buyers might have against the home. The goal is not to achieve perfection.
Living In The 60′s Still
To quote The Saw Doctors. You know the look of this seller’s home. From furnishings to artwork to floor coverings and colour schemes, the entire place is decades out of style and, worse, the owners love it the way it is. On a serious note Buyers will have a very hard time seeing past the decor and imagining their family living in the home. As Austin Powers would say “Groovy Baby.”
The Couch Potato
Wants top dollar for their home but does not want to lift a finger to get it. Their favourite tool is the remote control. These Sellers claim complete satisfaction with their home just the way it is and do not see a need to clean up, pick it up, or repair anything. They feel that someone out there is willing to pay top dollar for the home, regardless of its mediocre condition. Just need to find the right buyer. These are also the people who insist they always win when they go to Las Vegas.
The Calculator
They can tell you in detail about every investment they ever made in their home and provide receipts. It is not always possible
to recoup every dollar spent fixing up a home. Not every dollar spent in a home increases the value at the same rate.
