With apologies To Bob Dylan but what does your REALTOR® do?

It’s no longer good enough just to stick a For Sale sign in the ground and maybe an advert in the local paper.Realtors® are having to work for their money especially following the economic doom and gloom of the last 12 months or so.

But what are they doing to sell your home?

Its hard to change. The sellers market of the last few years made it relatively easy to sell a house if it was priced correctly. Not anymore. REALTORS® need to embrace new methods and technologies to ensure buyers come through the door.

Jim Crawford thinks “placing a new listing in the MLS® is just passive marketing if it’s done with the belief the entry alone will sell the home.” Ask your listing agent what he or she does apart from s sign and the MLS listing. Even then Jim’s article is titled “Incorrect and Incomplete MLS® Entries: Chance of Sale is Lost Forever!”

Photos taken with a mobile phone, out of focus or just not highlighting your homes best features? Seriously think about changing your agent.

There is a $400,000 house for sale in Wasaga Beach that for several weeks only had 6 photos of the outside advertising it.

The MLS® Photo Disasters on this blog are not local as the Real Estate Police would be after me. I could though fill a whole book though with pictures taken in Wasaga Beach. Look on the MLS® and judge for yourself.

It’s easy to be critical but there is an answer. Make sure the agent fully uses the internet. This cannot be over emphasised; the 1st viewing is on line and over 80% of buyers start their search on line.

The tried and tested ways have their place but Bob Dylan obviously knew a thing or two but selling real estate
