GTA Resale Housing Market Posts Best June on Record

In June 2009, Greater Toronto REALTORS® reported a record 10,955 sales, up 27 per cent from June 2008.

“The record result in June is testament to the fundamentally sound housing market in the GTA,”said the Toronto Real Estate Board’s newly appointed President Tom Lebour. “An increasing number of households have been confident in purchasing a home in the region’s affordable and diverse resale housing market.”
The average price for June transactions was $403,972 – up by two per cent compared to the same month last year.
“The re-emergence of seller’s market conditions has exerted upward pressure on home prices,”explained Jason Mercer, TREB’s Senior Manager of Market Analysis. “Look for sales to remain
high relative to listings in the second half of the year. This will keep home prices growing.”

June was also positive month for Wasaga Beach and The Georgian Triangle .

Realtors have been accused of latching on to the good news and ignoring the bad; quite rightly accused in some instances I must add :) Historically though Wasaga Beach does follow the trends set in the GTA 30 to 60 days later. 75% of buyers in Wasaga Beach that are not already from the area come from Brampton.Century 21 Millennium Inc. in Wasaga Beach advertise all listings in the Century 21 Millennium Inc. office in Brampton and sell numerous homes that way.

Undoubtedly price decreases and low interest rates have kick started the Toronto market. Fortunately we have not seen these price drops in Wasaga Beach; only 2.5 % down over the last 12 months. What has been missing at the Beach are buyers. House prices in our area provide tremendous value for buyers moving from the city; retirees, empty nesters, families, 2nd home buyers all look to buy here.

Real estate sales in Toronto hopefully mean these groups are now in a position to buy and sellers in Wasaga Beach should continue to see the upswing in the number of sales started in June.
