Think about resale value even when first choosing a home

Many buyers, especially those purchasing their first property,are so excited about the house that they do not consider resale value. With the average person moving evey five years it is vital to remember you will be selling the property one day.

There are 6 key resale features:

  • Neighbourhood. In Wasaga Beach the nearer the lake you are located the more desirable the property. Likewise for homes on the river. Additionally newer homes on planned sub divisions  such as Pine Valley have a bigger market.
  • Street. Homes located on dead ends have less traffic and more privacy. Generally avoid busier roads or feeder roads. There are exceptions in Wasaga Beach. River Road West is busy but the homes back onto the river and a number are set back from the road.
  • Proximity to schools. Wasaga Beach was once a holiday destination and a place to retire. Today as one of Ontario’s fastest growing communities this is no longer true. Large numbers of families are moving to the area. Brampton accounts for 75% of buyers that do not currently live in Wasaga Beach. Families often prefer a 5 minute walk to the school rather than 25 minutes if they are not in the bus catchment area.
  • Home condition. Buyers respond well to homes that are cared for. Up to date kitchens and bathrooms are very attractive and at the very least repairs need to be completed. Wasaga Beach has a number of older cottages and this is part of its charm. However even these properties can have a modern interior without loosing their appeal.
  • Home layout. There is a bigger market for 3 bedrooms on the main floor than just two. However 2 bedroom homes do sell especially with a finished basement and/or a huge living area such as the Zancor 1600 sq ft homes in the Ramblewood Drive area. Equally there are buyers for the attractively priced homes in roads such as Dyer Drive.
  • Average house in the neighbourhood.The most expensive house in the street may be fantastic to live in but the average one will be priced lower and easier to sell. In Wasaga Beach the biggest market is for homes under $250,000.
